Finding Success for Buyers with Diverse Requirements
In October of 2021 Bristol Seafood set out to acquire a new building to support their quickly growing retail business and make room in their existing facility to expand manufacturing needs.
Jon Rizzo of The Boulos Company was enlisted by Bristol Seafood when they reached out mid-growth mode to acquire a new building for their retail division. Since their original location was on the Portland Waterfront, it was a very focused and targeted search. Their parameters were essentially “as close to our current location as possible.”
Jon recalls “I called on all of the owners in the area to see if they were open to selling. Eventually, I came back to this building, which was previously a processing facility for Free Range Fish & Lobster. I knew the owner had considered selling it in the past and it would be a perfect fit for Bristol.”
The 7,993± SF building located on the historic Portland Fish Pier was not listed for sale, but our team worked hard to unearth the option. Our team was prepared to answer any questions, as well as provide market intel and comparable sales so they could evaluate their purchase properly. “We wanted to make sure at the end of the day we were a good partner for them in our services.”
“From the moment we started working with The Boulos Company and Jon Rizzo, we were able to quickly sift through options. There was a sense of urgency that he worked with that met our needs and timeline. Once we located the right spot, we were able to come to terms with the seller and work towards a successful close. This was pivotal for our growth.”

In August of 2021, IDEALS, the non-profit institute tasked with finding a location for a new campus for the Roux Institute, was looking for a site in Portland to establish their new campus.
According to Executive Director Charles E. Hewitt, “[they] looked seriously at a lot of sites, made offers on several, but encountered owners who were really only in it for their own gain.”
That’s when IDEALS turned to the Boulos Company for help. They had a list of things they were looking for in a potential site, and only a few parcels in the Portland area could fit their requirements. Tony McDonald, a Boulos partner advising IDEALS, thought outside of the box: instead of looking at properties for sale, he turned to Google Earth aerial views just to see where the project might fit.
“Forget about who owns it, was it for sale or not. I just started looking for what Roux wanted: aesthetically pleasing, close to downtown and easy to get in and out of. That’s when I realized it was B&M.”
Tony drew on over a decade of experience and familiarity with the owners of B&M, who weren’t even selling the property, once they realized the offer was serious, the deal closed quickly. Even when the property wasn’t for sale, we managed to make a deal happen for our client and help them accomplish their goals.
“We were looking for an iconic location to establish a Maine legacy of innovative high tech and biopharma excellence to underpin the excellent work that the Roux Institute and its partners were already doing. We found it.”
