South Portland, ME (March 2026) – The Boulos Company represented MOXIE Public Schools in securing a new campus location at 123 Darling Avenue in South Portland, Maine, where the tuition-free charter school will open for classes in Fall 2026.
When MOXIE Public Schools was awarded its charter in 2025, they employed Boulos to identify a location that was accessible via major traffic routes, close to the communities it aims to serve, and adaptable for educational use with minimal modifications.
The property at 123 Darling Avenue, formerly the WEX headquarters, offered an ideal solution. The building underwent a significant pre-pandemic renovation, including a full commercial kitchen build out and upgraded interior spaces.
“Finding the right location was critical as we worked to bring MOXIE Public Schools to life,” said Beth Rabbitt, Executive Director. “This building offers the accessibility, infrastructure, and space we needed to support our students and staff as we begin this exciting new chapter.”
The Boulos Company represented both the tenant and the landlord in the transaction. John Finegan served as tenant representative for MOXIE Public Schools, while Drew Sigfridson, SIOR, and Brice O’Connor represented the landlord. Boulos also assisted in securing a Zone Text Amendment, which updated the purpose statement of the CCR Zone and introduced schools as a permitted use within the district, an important step that made this project possible.
MOXIE Public Schools is currently accepting applications for enrollment. The tuition-free charter school will begin welcoming students when classes start in Fall 2026.
