The Boulos Company Facilitated Landlord in Leasing of Retail Space at Two Portland Square

Maine’s Legacy Jewelry Brand Springer’s to Open New Old Port Flagship in 2027

Portland, ME (May 2026)The Boulos Company is pleased to announce the successful leasing of 6,529± SF of retail space at Two Portland Square in Portland, ME, on behalf of the landlord, North River IV, LLC. The tenant, Geo T. Springer Co., doing business as Springer’s Jewelers, will relocate its flagship Portland store to 455 Fore Street in the heart of the Old Port, with an anticipated opening in Spring 2027.

Brice O’Connor and Drew Sigfridson, SIOR, of The Boulos Company represented the landlord in the transaction. Chris Sullivan of Vitalius Real Estate Group represented the tenant.

A cornerstone of Maine’s retail landscape since 1870, Springer’s is a fourth-generation, family-owned jeweler with locations in Bath, ME, and Portsmouth, NH. The new flagship at the corner of Fore and Union Streets marks a significant milestone for the company as it looks toward its next era under the leadership of CEO Lilly Mullen, the first woman to lead the business.

At 6,529± SF, nearly triple the size of the current Portland location, the new store is designed to deliver a more personalized, hospitality-driven approach to fine jewelry.

“We’ve been part of the Portland peninsula for more than 100 years, so staying downtown was incredibly important to us,” said Mullen. “Two Portland Square gave us an opportunity to remain in the heart of the city while creating a space that reflects where Springer’s is headed for the next generation. We were drawn to the energy of the Old Port, the walkability, and the surrounding mix of hospitality, restaurants, and independent businesses. It felt like the right long-term home for our next chapter.”

Inspired by the Maine coastline, the new flagship will feature natural textures, soft lighting, and an open, welcoming design intended to create a more elevated and comfortable client experience. Large windows, intimate consultation spaces, and hospitality-focused elements reflect Springer’s evolving vision of luxury retail—one centered as much on how clients feel as the products themselves. “Luxury isn’t just about what you offer—it’s about how you make people feel,” Mullen added. “We’re placing a deeper focus on care—on creating experiences that are thoughtful, personal, and genuinely meaningful for every client who walks through our doors.”

The lease at Two Portland Square reflects continued demand for well-positioned, flagship retail space in Portland’s Old Port. The transaction underscores the strength of downtown Portland as a destination for established brands making long-term investments in experiential retail.
